Laser Scanning and BIM Surveys for the Construction Industry

Merrett Survey complete laser scanning and BIM surveys within the construction industry using the latest technology, employing terrestrial laser scanning, photogrammetry and drones. From these rich datasets, we create highly accurate 3D BIM models. BIM is ultimately the capture and maintenance of building information that is to be shared across multiple agencies for the lifespan of the building or structure. This helps ensure those who need it can access the details of the structure for management and maintenance.

What do our BIM surveys provide?

From the laser scanned building or structure, we produce:

  • 3D Revit models and IFC drawings for buildings and structures, including plans, elevations and sections.
  • 3D topographical surveys showing ground terrain and surface detail, for input into Revit.
  • Point cloud data files in a variety of formats such as RECAP.
  • We are able to host models and point cloud data online.


Laser Scanning, Ex-Debenhams Store

Merrett Survey laser scanned and modelled an ex-Debenhams store for Pinnacle Architecture Limited. Merrett Survey provides accurate scans to BIM reality capture surveys Worldwide and we have worked in over 60 countries. A BIM survey, sometimes called a REVIT survey, is often used to get an accurate 3D model of a building for planning retrofit or renovation work. Our surveyors and Revit modellers have a wealth of experience working on large complex projects which include hospitals, schools, bridges, ferry terminals, heritage buildings and other commercial and residential buildings.

Terrestrial Laser Scanning, Taunton Hospital

Merrett Survey were also recently surveying at Taunton Hospital using terrestrial laser scanning. A 3D BIM model was produced that the design teams used for planning refurbishment. We used the latest RTC360 laser scanner from Leica, which allows us to carry out rapid surveys and obtain high quality data.

Having a 3D BIM model for a Retrofit project like this one offers many advantages.

From the start, BIM helps designers build accurate 3D models of different options so you can evaluate each one while seeing it inside the context of the existing structure. And because the models can include everything about the building, including plumbing, HVAC, and electrical wiring, you don’t have to worry about clashes.
If you’re renovating a building, you can see exactly what your limitations are based on the existing plumbing and locations of load-bearing walls.
BIM allows you to simulate performance, helping you make the right decisions for retrofits. BIM is collaborative and the model can be shared amongst the team, reducing miscommunication. Many businesses are now obligated to report carbon emissions, a BIM model of existing buildings allows a retrofit to be simulated before work takes place.

Historic Building Modelling, The Pannier Market, Barnstaple

Merrett Surveys have experience of surveying and modelling historic buildings. The Pannier Market in Barnstaple was completed in 1855, and the building has been a Grade II listed building since 19 January 1951. The market has remained largely unchanged over 150 years.

Merrett Survey were contracted to supply a colourised and cleaned 3D point cloud data set to be compatible with Revit 2021. We were also tasked with providing an LOD4 model (equivalent for RIBA stage 3 and 4). We used a Leica P40 laser scanner to survey the market along with a lightweight Leica RTC360 scanner which recorded HDR imagery. The model included:

  • External and internal walls type modelled and identified as an overall thickness.
  • Significant architectural features. Include embedded profiles where useful for cornice, tapering, reveals etc.
  • Floor and slabs, Columns and beams
  • Ceiling and ceiling voids
  • Windows with sills, heads, mullions, glazing bars and structural openings.
  • Stairs
  • Visible Drainage

This project proved to be very challenging to model because of the high amount of deviations both in the walls and in the sagging roof.

The BIM model was used as part of a project to protect and refurbish the Pannier Market and Guild Hall and to inform the repairing and conservation of the historic fabric. Work is being carried out to improve the existing facilities on site.

Merrett Survey also carries out BIM surveys for high accuracy engineering applications.

Revit BIM Model, Southampton Ferry Terminal

Merrett Survey were commissioned to survey a Ferry Terminal in Southampton. The survey was carried out to assist the design team who are working on a project for a replacement Linkspan, maintenance pontoon, access bridge and associated works. The purpose of the survey is to allow construction site areas to be planned. The image below shows part of the Revit BIM model that was produced, with the bridge in its highest position.

The work in Southampton was carried out in inclement weather, but we used the Leica P40 which recorded fantastic results even in the rain. The high speed scanning also allowed us to work and record detail in narrow time slots in between ferry crossings.

Whilst we specialise in land surveying we have skills in survey work on and under the water as well. We surveyed the sub-sea environment using ‘conventional’ echo sounding, multi beam and side scan sonar to map the sea bed and the sub-sea walls and piles/columns.
